General Service Terms
- Lawn mowing, fertilization and weed control packages, spring and fall clean ups, and snow removal are performed on an ongoing basis. You are not locked to any contract, but please contact us to cancel services as we will continue to perform them for you year over year unless directed otherwise.
Residential Client Terms:
- All residential clients must have a credit card on file to receive services.
- Billing for summer services is typically performed the day after the service takes place.
- Billing for winter services is typically performed on the first day of the month in which the services will take place.
- Notification emails will be sent out the afternoon/evening prior to the day of service.
Commercial Client Terms
- All commercial clients must have payment arrangements made prior to the commencement of services (cheque, EFT, and credit card are acceptable payment methods).
- Billing for summer services is typically performed on the last day of the month for work performed during that month.
- Billing for winter services is typically performed on the last day of the month for work performed during that month.
Summer Service Terms
Residential Lawn Mowing
Service Includes:
- Mowing the lawn, edge trimming, and blowing off hard surfaces of debris.
- Standard cut height is 3” during the summer and 2.5" during the spring and fall.
- If bags are used for grass clippings they will be left alongside your city waste pick-up.
- Visits are performed on a weekly basis only.
- The mowing season starts one to two weeks after your spring clean up is performed (early May) and ends mid October.
Skips/Cancellations:
- Only 1 cancellation request is authorized per month.
- If you need to cancel a cut please call or email at least 24 hours prior to your scheduled visit.
Scheduling:
- You will be given a day of the week in the beginning of the season which will be the day of the week you will always be mowed. When you are given your mowing day of the week, you are not able to change that day as each day we are in a specific area of the city.
Delays:
- If the crews happen to get rained out or there is a holiday in the week, you will be pushed back 1 day that week and will resume on the regular schedule the following week.
Gates:
- If a portion of the property is inaccessible due to locked gates, or obstructions, they will mow the areas that are accessible and will not come back to finish the property and will be back on the following scheduled visit.
Pet Waste:
- Any pet waste needs to be picked up prior to the service.
Over Grown Lawns:
- If your lawn is over 6” in height at the time of mowing, you will be charged 2x your regular weekly rate as we will have to double cut the lawn. This applies to the first cut of the season as well.
Commercial Lawn Mowing
Service Includes:
- Mowing the lawn, edge trimming, and blowing off hard surfaces of debris.
- General litter clean up of debris and trash on or near turf areas.
- Standard cut height is 3” during the summer and 2.5" during the spring and fall.
- All debris will be hauled away after each visit.
- Visits are performed on a weekly basis only.
- The mowing season starts one to two weeks after your spring clean up is performed (early May) and ends mid October.

Basic Power Rake
Service Includes:
- Power rake lawn to remove thatch.
- Rake and bag debris, bags left alongside driveway for city waste pickup.
- First lawn mow & edge trimming of the season. Mowing is performed at the same time as the power rake.
- Debris blown off all concrete surfaces.
- Performed mid April to mid May, weather permitting.
- Pricing includes city boulevards.
Important Note:
This service will not clean large sticks from the lawn
This is NOT a leaf clean up service. Leaves in beds will not be touched.
Please do not blow leaves from garden beds onto the lawn, this will result in the crew leaving, and a change in service which will raise the price to account for leaf clean up.
If you have excessive leaves on the lawn, or leaves in rock beds, mulch beds, garden beds, you will need the Initial Property Clean Up or Full Spring Clean Up service to cover all areas of the property.
If you have gravel on boulevards, this service will not clean 100% of the gravel.
Full Spring Clean Up/Initial Property Clean Up
Service Includes:
- Power rake lawn
- Blow out flower beds
- Full leaf clean up on property
- Rake and bag leaves & debris
- First lawn mow and edge trim of the season.
- Blow off all concrete surfaces.
- This service does NOT include: Pulling dead plants out of garden beds or power brooming boulevards.
- Performed mid April to mid May, weather permitting.
- Pricing includes city boulevards.
The Full Spring Clean Up is only available for customers who have had a Fall Clean Up with us last year. The Initial Property Clean Up price reflects excess leaves from the prior season if you did not have a Fall Clean Up done by us.
Fall Clean Up
Service Includes:
- Blow out flower beds and patios.
- Rake and bag debris.
- Final lawn mow of the season.
- All debris is bagged and left alongside city waste pick up.
- One time service performed in October.
This service does NOT include pulling out plants. If you do have plants you want pulled/removed and disposed of please let us know and we can accommodate this request with a service more tailored for you.
Please note if you are looking for a Spring Clean Up next season and did not receive a Fall Clean Up with us, the price of the spring clean up will increase due to excessive leaves and cleanup from the fall.
Fertilizer and Weed Control Programs
Service Includes:
- Each visit includes a full application of fertilizer. At the start of the year, this is done through a liquid application and for the middle to end of the season, this is a granular application.
- The first two applications of the year include a blanket application of liquid weed killer.
- Subsequent applications include spot spraying of any remaining weeds.
- This treatment is for lawn areas only. If you require weed control in rock beds, gravel, or mulch beds, this would involve a separate Round-Up service, which would be scheduled as a separate visit at an additional cost.
Nutrient-Rich Treatments: Our service includes a combination of blanket liquid and granular fertilizer applications designed to boost your lawn's growth and overall health.
Safety Recommendations: We recommend keeping pets off the lawn for 24 hours after treatment. The product is rain-safe once it dries, which typically takes about one hour.
Weed Free Guarantee: We guarantee our products will work! If you don't see the weeds dying off two weeks after the second spray, let us know and we will respray at no additional cost! You must be booked for at least three applications for this guarantee to apply. If you have only booked one or two applications, we can not guarantee the efficacy of the weed control.
Top Dressing and Over Seeding
Service Notes:
- Soil Mix: We apply a special top dressing mix that contains peat moss to help absorb and retain moisture, sand to help provide drainage during wet periods and aid in keeping the soil loose to help the lawn grow deep roots, and a special mushroom compost to help introduce nutrients into the lawn.
- Seed Mix: We apply a high quality, all purpose blend of Kentucky Blue Grass, Red Fescue, and Perennial Ryegrass. This blend excels in sunny areas but will tolerate shaded areas no problem!
- Application Rate: We apply a thin layer of our soil mix, 1/8"-1/4", across the entire property, but will apply heavier in more damaged/weaker areas. The grass seed is applied at a rate of 4lbs/1,000 square feet of turf.
- Application Process: Our crews will hand spread the top dressing mix on your property and then rake it in to the lawn to evenly distribute the soil mix. At this point, they will use a push spreader to evenly apply the grass seed on your lawn at the proper application rate. Finally, the crew will do one final rake over the property to ensure that there is good soil/seed contact, so that the new grass seed will germinate properly.
Care Instructions:
- Watering: It's crucial to keep the newly seeded areas consistently moist for the next few weeks. Water lightly two to three times a day, depending on the weather conditions, to keep the soil moist but not soggy. The hotter it is outside, the more water that it will need.
- Avoid Heavy Traffic: Please refrain from heavy foot traffic on the newly seeded areas for at least three weeks to allow the seeds to germinate and establish properly.
- Mowing: Mulch your lawn during the first 2-3 lawn cuts to avoid disturbing the seed that has not germinated. Avoid bagging if at all possible. If there are extremely patchy areas that are top dressed and over seeded, avoid mowing these areas completely until the new grass has grown to a height of 3".
- Fertilization: If you are planning to fertilize yourself, please only use a starter fertilizer for the first 3-4 weeks. Once the lawn has been mowed one to two times, you are safe to apply a standard growing fertilizer.
Lawn Aeration
- A mechanical lawn aerator pierces tiny holes all over the lawn to ensure optimal oxygen, water, and nutrient flow to the grassroots, promoting lush, green growth.
- Performed mid April to end of May OR mid September to early October. Weather permitting.
- The aerator will pull plugs that range in length between 1.5” to 3” depending on the weather conditions and soil conditions. If you would like to have maximum plug depth, please water your lawn prior to the crews arrival. NOTE: a soaking wet lawn will result in tearing and damage, but a moist lawn will create the perfect conditions for the aerator to pull plugs.
- This service is not recommended if you have laid new sod within the last 12 months.
*Please mark all sprinklers upon receiving the dispatch notification. Cleanr is not responsible for broken sprinkler heads due to not being flagged.

If you would like to have maximum plug depth, please water your lawn prior to the crews arrival. NOTE: a soaking wet lawn will result in tearing and damage, but a moist lawn will create the perfect conditions for the aerator to pull plugs.
- This service is not recommended if you have laid new sod within the last 12 months.
- Additional to the Aeration, we will over seed the lawn at a rate of 4 pounds of seed per one thousand square feet, which is precisely calculated to ensure a thick, blanket like lawn.
- NOTE: The over seeding does NOT include soil application. If you would like soil applied, please consider our Top Dressing and Over Seeding service!

Winter Services Terms
Residential Snow Removal Terms
First Day Snow Clearing
Service Season Runs November 1st - March 31st
- Visits performed after 1" of snow has accumulated and has stopped falling.
- We will maintain our best efforts to have properties cleared within 12-24 hours of the snow stopping.
- Visits performed 24/7 through the winter including possible overnights.
- Major snowfalls 6" or more, visits will be performed at a rate of once every 24 hours. Customer understands that during a Winnipeg winter, snowstorms are inevitable and most services slow down.
- Visits during a major snowfall will be quick clears only consisting of one entrance and a quick clear of the driveway using a snow plow. Crews will automatically be rescheduled for a final visit when snow stops.
- Final visits after a major snowstorm will ensure all entrances and full driveway cleared.
- Includes email updates once trigger depth is reached keeping you notified.
- 1 free additional call out visit for Wind Drifts and Plow Ridges Clearing per month. Any extra visits are an additional service call of 20% of your contract price.
- Ice chipping, salting, sanding and hauling are available by request and are additional fees.
Second Day Snow Clearing
Service Season Runs November 1st - March 31st
- Visits performed after 1" of snow has accumulated and has stopped falling.
- Visits performed 24-48 hours after snow has stopped falling.
- During major snowfalls (6" or more) visits may take up to 72 hours to be performed.
- Visits performed 24/7 through the winter including possible overnights.
- Visits during a major snowfall will be quick clears only consisting of one entrance and a quick clear of the driveway. Crews will automatically be rescheduled for a final visit when snow stops.
- Final visits after a major snowstorm will ensure all entrances and full driveway cleared.
- Includes email updates once trigger depth is reached keeping you notified.
- 1 free additional call out visit for Wind Drifts and Plow Ridges Clearing per month. Any extra visits are an additional service call of 20% of your contract price.
- Ice chipping, salting, sanding and hauling are available by request and are additional fees.
Driveway Only Snow Clearing
Service Season Runs November 1st - March 31st
- A plow truck will be utilized to clear the driveway, but in the event the driveway is uneven or unlevel, Cleanr Group Ltd. will not be held liable for any scratching or chipping to the driveway.
- Driveways or parking pads in back alleys are not eligible for this service.
- Trigger depth: 1" of snow has accumulated and the snow has stopped falling.
- Visits are performed within 12-24 hours after the snow has stopped falling.
- Visits are performed 24/7 through the winter.
- In the event of a major snowfall, 6" or more, visits will be performed during the snow event to ensure a safe walking surface.
- Snow will be piled in an area on customers property.
- Ice chipping, salting, sanding and hauling are available by request and are additional fees.
*Please note: 2-3 feet in front of garage, all walkways, and edges of driveway will not be cleared.
Commercial Snow Removal
Parking Lot Clearing
- This service includes clearing the parking lot of the quoted property after 5cm (2") or more of snowfall has accumulated and when the snow has stopped falling. All snow clearing shall be completed within 24 hours of the snowfall stopping.
- If the snow is expected to continue for multiple days, multiple visits will be made to ensure the properties are accessible for emergency vehicles throughout the storm.
- Snow removal will be performed overnight, during the hours of 6pm-6am, to ensure your building is cleared before 7am.
- Additional clearings/scrape downs due to parked cars, etc, that are requested to be performed during the day (6am-6pm) may be subject to a fee based on our hourly rate chart.
- All snow is to be stacked on site and can be hauled upon request. This is typically billed hourly based on the attached hourly rate chart.
Sanding:
- Sanding services available for an extra fee, performed as requested.
Walkway Clearing
- All snow will be cleared from all steps, entrances, and sidewalks (unless otherwise requested) within 24 hours of the end of a snowfall accumulating 2.54cm (1") of snow or more.
- For prolonged precipitation (snow fall events lasting longer than 24 hours), snow will be cleared during and after snowfall (at a minimum of once every 24 hours) to ensure a safe walking surface.
- Snow removal will be performed overnight between the hours of 6pm-6am.
- All snow is to be stacked on site and can be hauled upon request. Please inquire for pricing.
- This service does not include spreading sand, grit, or ice melt unless otherwise noted.
Ice Solutions:
- Sand, grit, and ice melt barrels are available for an extra fee.
Parking Lot Sanding
- Includes sanding all areas of parking lot, loading bays, ramps, etc, that are accessible by a sand truck, unless otherwise noted.
- Can be booked as ‘By Request’ or on an automatic sanding agreement. Discounts are given when booking automatic sanding.
Snow Hauling
- Hauling is performed when requested by the client.
- The work is performed overnight between 6pm-6am. Day time hauling can be performed by request, but must be scheduled with at least 72 hours notice and not during an active storm.
- Billed hourly per piece of equipment on site.
